How do I rent through Lifestyle Lets?

What will it cost to apply through Lifestyle Lets

Our fees are £179. There is also an administrative move out charge of £40. There are no hidden fees or additional costs. We constantly price check our competitors and pride ourselves on being able to offer the most competitive application fees in your area.

Viewing a Property

Viewings of our Properties are always accompanied by a member of Lifestyle Lets staff. Viewings can be arranged 7 days a week at a time to suit you.

Securing a Property

Quality Properties do not stay on the market for long. If you identify a suitable property then we strongly advise that you move quickly to secure the let. To secure a property you must pay a £200 holding deposit and fill out a quick and easy referencing form. Lifestyle Lets produce an invoice advising you of any outstanding monies payable before moving into the Property.

Signing the Tenancy Agreement

When the references are complete and accepted, we will draft the Tenancy Agreement and both parties will sign. At this point all monies payable as laid out in our invoice will be due.

Inventory and Schedule of Condition

This document provides a comprehensive guide as to the condition, contents and cleanliness of the Property at the start of the Tenancy. This document provides security, transparency and peace of mind for both the Landlord and Tenant

During the Tenancy

We will inform you at the signing of the Tenancy Agreement who you should contact if you have property maintenance or other problems during the Tenancy. If we are providing a Property Management service to the Landlord we will provide you with a Tenant Information Pack. If we are Managing the Property we will carry out periodic Property Inspection Checks and these will be arranged, with prior notice, at a time which is convenient for you.

Ending the Tenancy

If you have signed up for a fixed-term Tenancy, you cannot end the Tenancy until the end of the Tenancy period unless there is a break clause. If you wish to stay beyond the end of the fixed-term and the Landlord has not served notice to end the Tenancy, the Tenancy will “roll” as a monthly Tenancy. To end this Tenancy you will need to serve one months notice explaining at the end of the Tenancy period. Please contact us if you would like more details.

Moving out

When you have vacated the Property we will complete a check-out Inspection against the Inventory and Schedule of Condition to assess whether the Property has been returned in a satisfactory condition. Deductions can be made from deposit monies at the end of the Tenancy for damage to the Property which does not constitute fair wear and tear or for general cleaning and/or carpet/upholstery cleaning if the Property is not retuned in a good clean condition. We will make every effort to act fairly in respect of deposit monies and to return the deposit as quickly as possible.

Deposit Protection

Lifestyle Lets holds deposit monies under the Government Deposit Protection Service (DPS) which provides protection for Tenants against unjustified deposit deductions.
